Colorado sales and lodging taxes of 6.8% is not include in the rates.

All homes are nonsmoking.

The home owners might allow pets. Check with us before making any reservation in any of the homes. Please visit our Pet Policy Page for complete information.

Deposit Policy: We ask for a deposit of about 50% paid by check, on all reservations. The balance, with tax, is due upon arrival. This can be paid by check, Mastercard, VISA, Discover or cash.

Cancellation Policy: If you cancel 30 or more days before your arrival, your deposit will be refunded, in full less a $25 cancellation fee. If you cancel less than 30 days before your arrival, your deposit refund will be subject to our ability to re-rent the home. A proportional refund will be given if we can re-rent a portion of the time. The $25 cancellation fee will also be applied in this case.

There are no refunds for early departures.

We do not allow our homes to be used for large, loud parties. We reserve the right to evict any guest we feel is disturbing other guests or causing damage to our property.

Items you might need to bring: Charcoal & lighter fluid for the grill, paper towels, foil, spices, coffee, rain gear, blow dryer, curling iron, clothes iron and insect repellent. Vallecito Lake Market is next door, within walking distance of our cabins.
